The lessor rents to the tenant: A fully furnished apartment, hereinafter referred to as the "Rental Apartment."
The tenant accepts the condition of the Rental Apartment at the moment of signing the rental agreement.
Article 2: Purpose
The Rental Apartment is intended solely for residential use by the tenant. The tenant agrees not to use the apartment for any other purposes, including commercial or illegal activities.
Article 3: Duration and Termination Conditions
The rental period is as specified in the rental agreement.
The tenant may not terminate the rental agreement without notice. If the agreement has a specific notice period, it must be adhered to.
In case of early termination, the tenant may be required to pay a cancellation fee as agreed upon in the contract.
Article 4: Rent and Payment
The rent amount is agreed upon by both parties as outlined in the contract.
Rent payments are due on the specified date and must be paid in full. Any late payment may incur a penalty as specified in the contract.
The tenant is responsible for paying any additional charges such as utility bills, taxes, and any other costs associated with the rental property, unless otherwise agreed upon.
Article 5: Maintenance and Repairs
The lessor is responsible for maintaining the structural integrity of the rental apartment, including plumbing, electricity, and other essential services.
The tenant is responsible for keeping the apartment clean and in good condition. Any damage or necessary repairs caused by the tenant’s actions should be reported immediately to the lessor.
The tenant may not make any alterations or repairs to the apartment without prior consent from the lessor.
Article 6: Use of the Rental Apartment
The tenant agrees to use the apartment in a responsible manner, taking care of the property and its contents.
The tenant may not sublet or transfer the rental agreement to a third party without the written consent of the lessor.
Smoking is prohibited inside the apartment, unless otherwise stated.
Pets are not allowed unless explicitly stated in the rental agreement.
The tenant must not cause any disturbances that would affect neighbors, including noise, illegal activities, or damage to common areas.
For direct bookings, we offer a rate of €95 per night for the apartment (with a maximum of 4 people), including electricity up to 25kWh per day (any additional usage will be charged at €0.25 per kWh).
Article 7: Check-in and Check-out Times
You are welcome from 3:00 PM on the day of arrival. Check-out is before 11:00 AM.
Article 8: Return of the Rental Apartment
At the end of the rental period, the tenant is obligated to return the apartment in the same condition as it was at the start of the agreement, with the exception of normal wear and tear.
If the apartment is not returned in the agreed condition, the lessor has the right to deduct any necessary cleaning or repair costs from the security deposit.
For a clean stay, we require a mandatory final cleaning fee of €75. For stays of more than 10 days, we optionally provide a mid-stay cleaning, including changing of bed and bath linens, for an additional fee of €50.
Article 9: Liability
The lessor is not liable for any damage, loss, or injury to the tenant or their property, except in cases where the lessor is directly responsible for the cause of the incident.
The tenant is liable for any damages caused by their negligence or intentional actions.
Article 10: Early Termination, Default or Cancellation
If the tenant defaults on the terms of the rental agreement, including non-payment of rent, the lessor has the right to terminate the agreement early and take legal action.
The lessor may terminate the rental agreement immediately in case of significant violation of the terms of the agreement, including damage to the property or illegal activities.
We offer a full refund for cancellations made up to five days before arrival.
